Dallas home prices drop slightly, but hold their own

The average price of existing single-family homes in Dallas dropped 3.2 percent in June when compared to a year earlier, according to Standard & Poor’s latest S&P/Case-Shiller Home Price Index.

Despite the yearly drop in average price, the Dallas and Charlotte, N.C., home markets are considered to be among the strongest metropolitan areas in the S&P’s index of 20 key cities, S&P says.

“On the plus side, Denver and Boston were the best-performing markets for the month (of June), returning +1.5 percent and +1.2 percent, respectively,” S&P said. The report goes on to say both Denver and Boston are outdone by Dallas and Charlotte, which “have recorded four consecutive months of positive returns.”

Nationally, home prices declined 15.9 percent in the 20 cities for the year ending in June. Las Vegas and Miami were the weakest markets in the index, with Las Vegas seeing a 28.6 percent drop in prices, and Miami experiencing a 28.3 percent decline.

Today's Texas Real Estate tops Hot on Homes for #1 Spot

August 7th, 2008

Today's Texas Real Estate(TTRE) tops Hot on Homes for #1 Spot in the DFW Metroplex on only their 2nd episode.

Neilsen Ratings for last Sunday show that as an average, TTRE rated .05 when Hot on Homes came in behind at a rate of .03.

The negative media about the housing market has placed a bad taste in buyers mouths all over the nation. Eventhough our market here in DFW is steady, the national media seems to daily find something wrong.

HotonHomes.com goal is to highlight the communities of new home builders for buyers to have many purchase options within the states of Texas, Oklahoma, and Louisiana. On the main page of the web site there is a big map where you can search for homes in Dallas and Fort Worth, Austin, Houston, San Antonio, Baton Rouge, and Oklahoma City. Within this latter there are builder specials, community videos, library, realtors, markets, and othe info relating to real estate in each market. At the markets section there are links for Baton Rouge, Houston, Orlando and Daytona Beach, and San Antonio, among others. Each segment highlights the communities and what a property can have or be added to a property for an additional cost.

Today's Texas Real Estate is a 30 minute show highlighting each individual property with accurate details and a, "what you see is what you get" mentality. It allows not only builders, but individual realtors like myself, to highlight our actual listings and on top of that, have many leads from each show that is aired.

I strongly am asking all realtors that are looking for that advantage to watch one show and see how the concept makes sense for Builders, Buyers, Sellers, and Realtors.

The show airs on Channel 21 in the DFW Metroplex. For Time Warner Cable channel is KTXA 12 and dish is channel 21.

I will be showcasing the beautiful "Bellavista" in King's Lake in McKinney, Texas on the August 10th show.

Foreclosures of luxury homes on the rise

Local foreclosures of million-dollar homes have more than doubled in the first half this year from a year ago, according to a recent survey by Foreclosure Listing Service Inc.

Although foreclosures of executive and luxury homes made up just 7 percent of postings filed in the first half, foreclosures on homes worth $1 million or more has surged 112 percent in the Dallas-Fort Worth area, the biggest gain out of all housing segments, according to Addison-based Foreclosure Listing Service.

In addition, homes valued between $500,000 and $999,999 had about a 53 percent jump in foreclosure filings, and homes valued at $300,000 to $499,999 had almost a 39 percent gain.

Only one segment of the housing market experienced a decline in foreclosure postings over the last year: Homes valued between $200,000 and $299,999 had a 52 percent drop with just 13,389 postings filed during the first-half of this year compared with 11,052 during the same period in 2007.

Most foreclosed homes are in the low to medium-price range, with 83 percent of homes posted for foreclosure valued at under $200,000. Foreclosure postings filed on homes valued at under $200,000 has increased 17 percent to 20,918 by the middle of 2008, compared with 17,884 in the first half last year.

The average home posted for foreclosure during the first half this year was valued at around $140,000 compared with $70,000 10 years ago.

"Trying to say that today's foreclosure posting rate on a per capita basis is not as bad as it was a decade ago does not fly," said George Roddy Sr., president of Foreclosure Listing Service.

With foreclosure postings filed on Dallas-Fort Worth area homes jumping 232 percent over the past decade, the ratio of postings to homes has weakened, falling 60 percent. Ten years ago, only one foreclosure posting was filed per every 146 homes in the Dallas-Fort Worth area, compared with every 59 homes today.

"This hits home," Roddy said, "when you consider that if you know 59 homeowners, one of them had their home posted for foreclosure during the first six months of this year."

Huffines gets OK for Lewisville Development

Huffines Communities Inc. said it has received approval from the Lewisville City Council to proceed on the city's first mixed-use, transit-oriented development named Hebron 121 Station.
The location, about two miles north of the George Bush Turnpike, is bounded by Interstate Highway-35E, State Highway 121, and the new Denton County Transportation Authority (DCTA) rail station.

Residents of Hebron121 Station will be able to walk to the new DCTA rail station to be completed in 2011, and the new DCTA bus station to be completed in 2009, Dallas-based Huffines said.
The DCTA plans to connect with the existing Dallas Area Rapid Transit line currently under construction in Carrollton and will run north to the University of North Texas campus in Denton.
Hebron 121 Station's 90-acre tract will consist of 1,726 residential for-lease homes. It also will include 20,000 square feet of commercial space for restaurants, retail and offices, all adjacent to the proposed DCTA rail station.

Huffines said Hebron 121 Station will feature resort-style living, with landscaped green space, and lakes and trails. More than a mile of river frontage and several hundred acres of parks, future ball fields and open spaces will all connect via hike and bike trails, making Hebron 121 Station a transit-oriented development with the largest residential component in Texas, according to Huffines.

"We are all very excited to welcome Hebron 121 Station as the first transit-oriented development within the city," said Mayor Gene Carey in a statement. "This mixed-use community has been a joint effort between the City of Lewisville, our city staff and Huffines Communities, and we're pleased that construction is moving forward."

DALLAS NAMED 3rd in U.S. for REAL ESTATE INVESTING

HomeVestors of America Inc., a home buyer and proprietor of the "We Buy Ugly Houses" advertising campaign, has named Dallas the third best market in the United States for real estate investors.

"It was an ugly year for residential real estate, creating record-setting demand for" home investors, said John Hayes, president and CEO of HomeVestors of America Inc., in a news release. "We generated more than 200,000 opportunities for our franchisees to buy houses in 2007, and we expect even more opportunities next year. Despite changes in the market, real estate investing continues to grow."

Other Texas cities that made the list include Houston at No. 1, Fort Worth at No. 6, and San Antonio at No. 7.

Again, eventhough we do not have the appreciation like the East and West coast, we sure have made a point that we have steady and stable appreciation. Hooray for D town.!

Blitzproperties.com Debuts in DFW with an Overwhelming Success Among Real Estate Agents and New Home Buyers

Blitzproperties.com has come into the DFW market with a bang. Their unique business model has made real estate agents curious if Blitz would be a good fit for them. The website has had 370% over the projected traffic from referring sites to date.

Plano, TX (PRWEB) December 29, 2007 -- Blitzproperties.com (A Licensed Texas Brokerage) debuted in DFW this week with an overwhelming positive response. With the support of local DFW media companies, Blitz Properties will enter the market with a very aggressive marketing campaign for both agents and home buyers.

They feel that many real estate agents are being micro-managed by the established big brokerages. Many agents MUST attend Monday morning meetings as well as make hours of phone calls to friends and family asking for leads. Well the real estate industry is changing. This is why Blitz feels their business model will be ideal for the agent that is looking for a company presence in the industry along with a non-corporate feel.

Blitz is looking to grow quickly by having the best perks for their agents. This includes a virtual office for each agent and paying a 100% commission splits for many if not all of the agents transactions. The virtual office will include a new laptop provided with wireless internet access for free. Adding this technology at the companies expense will allow the flexibility for the agents to be productive anywhere immediately, not just their home office.

They would also like to announce a new program that is a first. It allows anyone that qualifies to obtain their real estate license free of charge.

"Blitz Properties business model was created for the agent that has identified what area they excel in and do not need the guidance and support of the traditional brokerages here in DFW," explains Brad Holden, broker of Blitz Properties. "We feel that giving our agents the highest known split in the industry and the tools to help them succeed will make their deciscion be an easy one. The leads we are projecting in the next couple months with the launch of a new site will definately help agents make the move to join the Blitz team."

What makes Blitzproperties.com unique is that it is a lifestyle site, targeting buyers and agents that want to buy, sell, rent, invest or even find creative financing.

Now consumers can research new homes, have access to development opportunities with 100% financing programs, and click through the most current rental properties available in the area, all in one Real Estate Superstore, it's free and easy. With over 83% of homebuyers searching the internet first for their property, Blitzproperties.com promises to revolutionize the way people shop and sell real estate.

Blitz has valuable tools for neighborhood profiles, school reports and recent home sales. They make it fast and easy to research all your real estate needs from loan tools to pre-qualifying.

In the coming months, Blitz Properties will debut a new site that is the first of its kind here in the DFW Metroplex. As of today, two of the top industry leaders have already signed up to be an important part of the website.

"After coming to terms with our new partners, we are very confident that it will be a tremendous success," Holden comments.

Blitz has not given any details about the new website to date. They are very excited about the launch and with the addition of the industry leaders feel that they will have little competitors, if any. There has been a very positive response from focus groups conducted as well as many local new home builders.
Catering to small businesses and residential buyers with an advertising model that will create a tremendous amount of leads, this projected multi-million dollar revenue model will revolutionize the industry here and rival some of the biggest real estate sites that are active today.

Blitzproperties.com is based in Plano, Texas and owned by Holden New Homes, L.P. This real estate brokerage is based on a virtual office for its agents allowing them to operate without someone looking over their shoulder, and compensating each agent 100% of their commission on each qualifying transaction. Blitz Properties has extreme knowledge of this market having a new home presence for the past seven years. For the last two years they have ranked in the top 50 Brokerages in DFW for sales.

If you are an agent, please submit resumes via e-mail at info @ blitzproperties.com or by fax at (972)-334-9907. Blitz will then look over your resume and notify you about a face to face meeting.
